To do this, the online estimator takes all the sales recorded in the area of your property and weighs them against the criteria specific to your apartment or house.

    A price per square metre that varies from district to district

    The location of your property and the neighbourhood in which it is located are fundamental criteria to take into account when making an initial estimate of the price per square metre. Hence, districts located in the centre of the capital are those that tend to fetch the highest prices per m², in particular the Left Bank, the sought-after districts of the 6th arrondissement (Saint-Germain-des-Prés, Odéon, Notre Dame des Champs, etc.) and the 7th arrondissement (districts of Les Invalides, Saint-Thomas-d'Aquin and Gros Caillou…).

    There may also be significant price disparities within the same district. Hence, in the 3rd arrondissement, a district like the Marais is less affordable than République. The 16th arrondissement is one of the largest districts in Paris, with significant price disparities between districts like Victor-Hugo, Trocadéro, Passy-la Muette and the Village d'Auteuil. The 17th arrondissement is also very diverse, with “”fashionable neighbourhoods like Batignolles alongside areas like Monceau, Ternes and Plaine-Monceau, offering a very different atmosphere.
    The 18th arrondissement, to the north, is a world of its own, in which the gentrified districts of Haut Montmartre and Abbesses rub shoulders with districts that have remained more working class and affordable, such as the Ordener district, Square Clignancourt, and La Chapelle.

They are the embodiment of the Parisian charm and character so sought after by foreign buyers.

    Old central Paris is also extremely sought after for its historic character.
