“ Since March, activity has experienced a clear recovery, confirming the seasonality of house sales in the spring, with 4 transactions carried out per week since the beginning of January, including 26 sales in the month of June alone ,” says Alice Schmitt, associate director of Junot Hauts-de-Seine Ouest / Yvelines.

 

Properties meeting high criteria (excellent condition, renovation by architect, top floor apartments with terrace and houses located in sought-after neighborhoods) continue to sell quickly, often without negotiation on the price, provided that the marketing strategy is respected tailor-made proposed by Junot. This trend demonstrates a growing demand for quality properties, which find buyers within relatively short sales times.

 

In the greater west of Paris, the scarcity of exceptional properties maintains a certain tension on the market. “ An example illustrating this trend is the recent sale of a 292 m² house in Rueil-Malmaison, in perfect condition and with a 1,315 m² garden, sold on customer file at the mandate price of €1,990,000. Also, an apartment in Saint-Cloud on the top floor with a terrace offering a view of Paris, sold on customer file at the mandate price, at €1,995,000 ,” testifies Guillaume Cambis, associate director.

 

This performance underlines the vigor and continued attractiveness of the real estate market in the greater west of Paris, where high-end properties continue to attract many buyers, despite a context marked by falling prices.

 

The most sought after locations in:

 

- Rueil-Malmaison: the Golden Triangle for its proximity to the RER and the city center, hamlets and private parks;

 

- Saint-Cloud: the whole city is popular for various reasons: the Montretout district for the calm and its beautiful late 19^th century houses, the Coteaux for its spectacular views of Paris, or the Pasteur district, very popular with expatriates for the German schools and American.

 

- Le Vésinet: the city is more uniform and all the neighborhoods are popular.
