Junot Rental & Management extends into western Paris
The Junot group has just opened its second agency in western Paris in Saint-Cloud, after that of Rueil-Malmaison. This expansion allows us to expand our rental services in Saint-Cloud, Rueil-Malmaison, Garches, Suresnes, Puteaux and Vaucresson. Soon, a new agency will open its doors in Le Vésinet. What is the tenant profile looking for properties in western Paris?
“We have identified two profiles of candidates looking for rental in these areas of 92 and 78. First, we find working couples and young families who decide to leave Paris for more space, calm , greenery and also to get closer to bilingual schools.
This phenomenon increased after the end of the health crisis. Today, it remains with a flow of candidates prospecting in this part of Île-de-France renowned for its living environment, its quality real estate, its security and its green spaces.
Then, there is also a clientele of senior executives working in large companies located in the business districts of La Défense, Nanterre and Rueil 2000. These groups (Total, Schneider, etc.) are constantly looking for high quality housing to rent for their employees. This last scenario constitutes good security for a lessor. Because not only do these companies act as guarantors, but they often pay the rent for their employees. »
Does this request influence on the type of rentals requested?
“Widely in the majority, furnished rentals perfectly meet the needs of these French or international executives (mostly Anglo-Saxon) who come to work and settle in France for a time on behalf of their company. Fewer in number, bare rentals mainly appeal to French people (residents or returning expatriates) who settle for longer periods. Faced with this range of demands, we offer high-end properties at beautiful addresses ranging from 2-room apartments to detached triplex houses, all in varied styles. They range from new buildings with terraces to Haussmann-style apartments in the city center, including 19th-century houses on the banks of the Seine and contemporary architect-designed villas with gardens. Given the current context of the real estate transaction market, some owners who are unable to sell at the price they want may consider the rental scenario. This strategy is proving to be all the more profitable as, unlike in Paris, no rent control is practiced in these sectors.”
Which cities are the most popular with prospective tenants?
“The popular municipalities are those close to Paris and especially those well served by public transport and main roads. This is particularly the case of Saint-Cloud, Rueil-Malmaison and Versailles. The rent per square meter increases from 22 euros/month (on average) in Vaucresson to 28 euros/month in Courbevoie. Faced with an insufficient rental supply, demand is high, particularly at this time of year when changes are known. Searches for the start of the September school year are increasing. Recently, on the first day of renting a 5-room apartment in Courbevoie, I received 20 requests. »
