Home tour: An elegant duplex with a panoramic view of the Eiffel Tower
Junot invites you to discover a unique setting on Avenue Kléber in the 16th arrondissement, enhanced by the inspired renovation of entrepreneur-aesthete Julien Krief. This contemporary 200 m² duplex, located on the 6th and 7th floors of a stone building, offers a breathtaking view with the Eiffel Tower as the only perspective.
In collaboration with the Élodie Cottin architecture studio, this dual-aspect property captivates with its elegant finishes and high-end amenities. Its refined comfort reflects the spirit of the JK Place hotels, where Julien loves to stay. Inspired by this benchmark in hospitality, he designed a residence with semi-custom-designed furniture. This exceptional property is offered for sale at the turnkey price. In the hands of the Junot Victor Hugo agency, combines elegance and contemporary lifestyle.
Can you introduce yourself and tell us more about this property?
My name is Julien Krief, I am an entrepreneur in real estate and other fields. I am passionate about travel, hospitality and decoration. An apartment whose untapped potential caught my attention from the first visit. I spontaneously had the idea of connecting the sixth and seventh floors, where were small maid's rooms, to create a cathedral lounge and a family duplex. For this project, we collaborated with Élodie Cottin. Her keen sense of creativity and the fluidity of our exchanges made all the difference. We entrusted her with our inspirations: to imagine a luxurious duplex apartment inspired by the most beautiful hotels.
What were the inspirations that guided this project?
This project draws its inspiration from the many travels I have made with my wife around the world, particularly from the hotels we have stayed in. Among them, the JK Pace hotel collection has established itself as a true benchmark. Their establishments are distinguished by the timeless elegance of materials such as noble stone and wood, as well as by meticulous work on lighting. The light is designed to always be comfortable, which allows you to create several atmospheres in a space: working, relaxing, entertaining. This balance of light, so essential to enhance an interior, was a priority that I wanted to transpose into this project.
Explore our apartments with views of ParisThe duplex contains many organic and mineral materials: wood and marble. Why this choice of materials?
The choice of materials was the subject of long reflection, guided by a desire for balance between luxury and conviviality. Stone, a symbol of nobility and refinement, combines with wood, which brings warmth and authenticity. For the wood species, we favored Walnut, a timeless and elegant material, is subtly found throughout the apartment.
The custom-made bookcase is made entirely of walnut, accented by Calacatta Viola marble shelves. The stone is visible on the room dividers, as well as on the headboard in the Master Bedroom. Finally, the apartment is full of unique details: brass inserts integrated into the parquet flooring and a discreet light path activated from the headboard so as not to wake the whole house at night.
Tell us about the layout of the spaces
When I bought this apartment, it was a raw space, a veritable wasteland with only a few load-bearing walls. The layout quickly became clear: unlike the partitioned layouts of classic Haussmannian apartments, we designed a dual-aspect space. This allows for full benefit of natural light, from sunrise on the Eiffel Tower side to sunset on Avenue Kléber. The elevator arrives in the central part of the apartment. Upon entering, you are greeted by a large living room that opens onto the kitchen and dining room. Upstairs is one of my favorite rooms: a very peaceful 30m² mezzanine with a bar area for entertaining in a friendly atmosphere, but also ideal for reading.
On the west wing, we have the Master suite, with an elegant bedroom, a bathroom, and a perfectly appointed walk-in closet. To the east is the children's wing, with three bedrooms. But the real highlight of this property lies in the sleeping area located under the eaves on the second floor. This place offers a unique and intimate atmosphere, a timeless refuge where you feel suspended in the heart of the rooftops of Paris.
How did you select the furniture and decoration?
We carefully selected high-end suppliers, mainly French, Italian, and European, identified at the various furniture fairs in Paris and Milan. Each of these artisans excels in what is called demi-mesure: a process that allows us to personalize each piece by adjusting its dimensions, fabrics, and configuration according to our desires and the specificities of the space. However, I would like to attribute the main credit for this achievement to my wife, Monika, whose refined taste and attention to detail were essential.
What is your attachment to the 16th arrondissement of Paris and what are your favorite places there?
I fell in love with this arrondissement during my studies. It's peaceful, commercial, and has beautiful buildings. I love its proximity to the banks of the Seine, its mix of young and old, and, of course, its iconic addresses!
The neighborhood institution: the unmissable Café Carette, where you can enjoy the best hot chocolate in Paris. Another option: the rooftop of the Hôtel Raphaël, open between April and September, which offers one of the most beautiful views of Paris. Finally, I recommend the lobby and Chinese restaurant of the Peninsula Hotel, perfect for enjoying a cocktail in an elegant setting.
